When you buy
Off-plan is not a property type, it is a moment. Buying before completion means funding the developer's build — and paying the lowest price for it, in instalments across the construction. Against the finished article that can be a difference of up to 40 per cent. It applies to apartments, villas and resort residences alike.
How it works
Buying abroad turns on everything that has to be organised around the property. That part is ours.
Once you are here, we take over your stay: we drive you through the regions in our own cars and show you locations, properties and neighbourhoods. You decide on what you have seen yourself.
We handle the notary appointment, the contract and the transfer of title together with vetted local solicitors. We open your local bank account with you before the contract stage — it is the prerequisite for every payment. Every clause is explained to you in your own language before you sign.
If you let the property, you can hand the day-to-day management to us. Accounts, occupancy and maintenance run through digital systems — you can see what your property is doing from home, at any time.
Location
257 kilometres of maintained walking trails, from the sea up into the mountains. 330 days of sunshine a year — the sea is still 24 degrees in October, and in January you sit outside at lunchtime. White beaches where sea turtles nest. Dive sites just off the coast, crusader castles above the sea, 18 holes of golf between olive groves and water. Culture & life
Northern Cyprus is shaped by Britain: you drive on the left, the sockets are British, and the legal system follows English common law. Almost everyone speaks English. On top of that the Mediterranean mix of Greek and Turkish roots — the English church in Kyrenia holds its services, Christmas and Easter are celebrated. The pace is relaxed.
Meals are long and shared. Meze arrives in small dishes over hours, the fish comes from the harbour next door, fruit and vegetables grow ten minutes away. Fresh, local and unsprayed is the norm here.
Then the other side: beach clubs above the bay, rooftop pools, yachts in the harbour. Casinos and nightclubs in the big hotels, where the party runs until morning. If you prefer it quiet, you will find that two bays along.
As everywhere on the Mediterranean, the address decides. Above Kyrenia sits Bellapais — the most expensive village on the island, grown around a 13th-century abbey, under conservation protection and therefore safe from new development for good. Two bends further on lies Ozanköy, an old olive village of restored stone houses whose building land has been spoken for, for years. In Çatalköy the sea-view villas stand on the hillside, the international schools beside them. Buy here and you are buying scarcity — and that scarcity is written into law.
